If you take the time to screen initially it can save you hours of headaches later and potentially hundreds or thousands of dollars of lost rent as well.</description>

I actually work for TransUnion which provides landlords with a 3-step, secure online tenant screening program (www.mysmartmove.com).  As you noted, it’s important that landlords can determine their own thresholds when deciding on an applicant.  With TransUnion’s SmartMove, landlords can not only select their own criteria, but determine who pays for the credit and background screening, while not having to worry about privacy issues (i.e. storing social securing numbers etc.).  Would be interested in hearing your thoughts.</description>

		<description>I wholeheartedly agree that this is import on a number of levels.  First, if you have a well written criteria and follow it with all applicants you will protect yourself from Fair Housing claims.  Secondly, if you have a well written criteria you are less likely to bend your rules and end up with a tenant that won&#039;t work out.
